Last reviewed: Oct 14, 2026 · General information, not legal advice: check it with a notary.

Mexican banks

  • You need to live here

Banks lend to foreigners with temporary or permanent residency, a tax ID (RFC) and provable income. BBVA says it plainly: if you live in Mexico, “seas extranjero o mexicano”.[1]

  • 2026 rates

In August 2026 the Bank of Mexico measured fixed rates from 9 to 21% (average 11.3%) and an average total cost (CAT) of 13.8% for a standard 15-year loan.[2]

  • Term and down payment

BBVA lends over 5, 10, 15 or 20 years and up to 95% of the value. We couldn’t confirm that cap applies to a foreigner buying through a trust: ask.[1]

  • Compare the CAT

It adds up rate, fees and insurance: it’s the number for comparing two offers.[2]

US-dollar loans

  • From the US

MoXi (formerly Global Mortgage) lends US citizens and green-card holders up to 65% of the value, on homes from about 350,000 USD, for up to 30 years, in the Riviera Maya.[3]

  • Brokers

MEXLend finds the loan, it doesn’t lend. In 2024 it mentioned 30% down payments and dollar rates about one point above US rates.[4]

Developer plans

  • Paying during construction

In pre-sales a down payment, installments during the build and the balance at delivery are common. There’s no reliable public data on rates or terms: compare with the cash price.[5]

  • What they must give you in writing

The NOM-247 rule requires home sellers to disclose the total price, payment schedule, rate, total cost and fees, and to register their contract with Profeco.[5]

Infonavit

  • Only with formal employment

It lends to workers registered with the IMSS. In 2026 the maximum is about 2.9 million pesos at a fixed 6.15 to 10.45% depending on salary. We found no public rule for a foreigner buying through a trust: ask them directly.[6]
