Review and content policy
DraftVersion 0.1Updated on October 13, 2026
Reviews of real rentals are what makes Deveras useful. These rules protect them: the people who write them, the people who receive them, and the people who read them.
This is a courtesy translation. The Spanish version is the one that applies. Read the Spanish version
01Who can write a review
- Only people who took part in a rental confirmed by both parties on Deveras: tenant, owner and, if there was one, agent.
- One review per person and per rental, from the day the rental starts.
- It is published blind: neither side sees the other’s review until both have written theirs or 14 days have passed since the first one. After that period the other party can no longer write a review; they can only reply.
- A review of an agent who acted as intermediary, and who does not review in return, is published immediately.
02What it may contain
Describe your experience of that rental and your opinion of it:
- What you lived through yourself: how communication went, whether the property matched the listing, what condition it was in, how the deposit was handled, whether dates and rules were respected.
- Facts you can back up if we ask: messages, photos, receipts, the contract.
- Clear opinions, negative ones included: “I would not recommend it”, “communication was slow”, “the apartment was spotless”.
A simple trick: write in the first person, with dates. “I handed the apartment back on 3 March and by 30 April I had not received my deposit” is your experience, and it is useful. “He is a thief” is an accusation.
03Why we ask you to talk about your experience
In Quintana Roo, the Civil Code considers that telling others a fact that discredits a person can cause moral damage whether the fact is true or false. In other words: something being true is not, on its own, enough to protect you. The same law does protect the right to give an opinion, to criticize and to inform, when it is exercised without intent to offend.
That is why a review that describes what you lived through and gives your opinion stands on much firmer ground than one that accuses. This is not legal advice for your case, but it is the reason behind these rules.
04What we remove
- Accusations of crimes (“fraud”, “theft”, “scammer”) and labels that attack the person instead of describing what happened. If you believe a crime was committed, report it to the authorities and report it here.
- Insults, threats and discriminatory or hateful language.
- Personal data about anyone: phone numbers, exact addresses, documents, health information, immigration status, details about relatives or neighbors.
- Anything not about the rental: private life, political or religious opinions, conflicts unrelated to that rental.
- Anything you did not experience yourself: rumors, what “someone told you”, reviews written to order.
- Fake or self-interested reviews: about rentals that did not happen, about yourself or your competitors, in exchange for a discount or other benefit, or used as a threat (“give me my deposit back or you get one star”).
- Advertising, links and contact details.
- Mentions of unpaid rent or other breaches of contract that are more than 72 months old, because data-protection law requires it.
We do not remove a review just because it is negative or because the person reviewed disagrees with it.
05How to reply to a review
If you receive a review you can publish one reply, shown next to it with the same visibility. That is your right of reply.
- Give your side calmly, with facts: readers value a composed reply more than a fight.
- The reply follows these same rules: no insults, no personal data, no accusations of crimes.
- Replying does not stop you from reporting the review if you believe it breaks this policy.
06How to report
Every review, listing and profile has a “Report” link. Choose the reason and, if you can, explain which rule is being broken. You need to be signed in: that is how we avoid mass reporting.
We do not tell the person reported who sent the report.
07How we handle disagreements
- A person on our team reviews every report. We aim to do so within 5 working days, and sooner where there are signs of a scam.
- We compare the content with this policy. We do not decide who is right on the substance of the dispute (whether the deposit should have been returned, whether there was damage): that is for you or, if it comes to that, for a judge.
- We may ask either party to back up what they say: the rental confirmation, messages, receipts.
- Possible outcomes: the content stays; it is removed; or, in serious or repeated cases, the account of the person who broke the rules is suspended.
- We tell the person who reported and the person who published the content what the outcome is.
- If you disagree, you have 15 days to ask us to look again, by writing to hola@deveras.app.
- If we receive an order from a competent authority, we comply with it.
08Photos
- Your own photos only: taken by you or with the photographer’s permission, and of the property you are advertising, as it is today.
- Do not use photos from another listing, from a “similar” property, from a catalog or from the internet.
- If you use renders or digitally retouched images (virtual staging, for example), say so in the description.
- No watermarks or logos from other portals, and no phone numbers, email addresses or links inside the image.
- No recognisable people who have not given their permission, and no minors.
- We analyze photos automatically to suggest tags and to detect the same photo appearing in listings from different accounts.
09Duplicate listings
- One property, one listing per account. If you offer the same property for short and long stays, use a single listing with both options.
- If several agents advertise the same property, each needs the owner’s authorization. We may ask for it and remove the listings of anyone who cannot show it.
- Do not republish a listing to make it look new, and do not create variants with a different title or price.
10Out-of-date listings
- Roughly every 21 days we ask you to confirm that your listing is still available. The listing shows the date of the last confirmation.
- When the property is rented, mark it as rented or pause the listing that same day.
- We may pause listings that have gone a long time without confirmation, or that receive reports that they are no longer available.
- Keep the price and conditions up to date: advertising one price and asking for another is false information.
11The wording of listings
Describe the property, not the people you do or do not want. Phrases such as “Mexicans only”, “no foreigners”, “no children” or “married couples only” are not allowed.
You may state objective requirements that are the same for everyone (guarantor, legal policy, proof of income, deposit), the maximum number of occupants, whether pets are accepted, and the condominium’s rules.
12If these rules are broken
Depending on how serious and how repeated it is: we ask you to correct it, we pause or remove the content, we remove badges or we suspend the account, as the terms of use explain. Signs of a scam are dealt with immediately.
